Woodland Shores
Woodland Shores is a campground in Golden Township, Oceana County, Michigan. It was established as Timberlake campground before the Township had a zoning ordinace, and has expanded twice in the past as a Planned Unit Developement (PUD). They have now applied for a third expansion.
The purpose of this website is to oppose that expansion on the basic grounds that it is attempting to expand a prohibited nonconforming use. The adjacent neighborhood is zoned Resort Residential (RR). Such expansion is contrary to both the Township Zoning Ordinance and the Township Master Plan. For example, the Master Plan lists as a goal for RR "Year-round and seasonal home neighborhoods [that] are free from encroachment by non-residential
uses". The legal opinion of Mr Sweeney is that the campsite is not a permitted use in our neighborhod, even as part of a PUD, and certainly should not be allowed to expand (see below).
The Master Plan also points out the Polk road Corrider as a location for businesses:"

The neighbors opposed the prioir two expansions. Luckily, we had some funds remaining from those oppositions to hire a good lawyer.

At the first hearing for the above expansion, John Grant started a conversation with Mr Russell, the PUD owner. I joined in and said that my main concern was not the present expansion, but I was afraid that a future owner would bring the dune buggies to our neighborhood. As it turns out, Mr Russell must have had trouble choking back his laughter at his good fortune at meeting a fool like me. We later learned that in in 2024 he applied for, and was granted, a major PUD expansion for 60+ storage buildings aimed at dune buggies!! How could this happen without any of on the west side of Ridge being aware? It's simple, we weren't notified.
